Timp Hwy Self Storage in Lehi, Utah

t’s Utah’s sixth-oldest city, but today Lehi is the center of the Silicon Slopes, a major hub for technology and innovation and home to a booming suburban population with a median household income of $130,000. Serving businesses and residents alike is the newly constructed Timp Hwy Self Storage, a sprawling, four-level Class-A facility with easy access to I-15.

The fully enclosed, climate-controlled design helps protect customers’ belongings from Lehi’s temperature fluctuations, winds, and dust, while high-tech features, including 35-plus surveillance cameras, coded entry, and an AI-enabled license-plate reader, keep them secure. Convenience is also key; there is a range of unit sizes, two elevators, and stairwells for easy movement throughout, plus an on-site manager attending to customer needs.

Locally owned and operated by Lehi Mini Storage LLC, the facility opened in August 2026 following 17 months of coordinated efforts between Johnson Construction and Wasatch Structures. Its vertical design and compact footprint required various levels to progress in a specific sequence, so ownership, design, construction, and supplier teams communicated closely to address changes, maintain structural and quality standards, and keep the project progressing on schedule.

The finished facility resembles a modern commercial building with thoughtful landscaping, combining white and gray surfaces with dark architectural framing, brown masonry, red accents, and large glass panes. With the Wasatch Range providing a beautiful, natural backdrop, Timp Hwy Self Storage is a standout in the Silicon Slopes.
