Klein Krimmel Self Storage in Spring, Texas

pring, Texas, is popular for its proximity to Houston, while nearby Tomball is celebrated for its historical downtown. Both cities offer a blend of residential and commercial spaces, and just 15 miles apart, it was an ideal spot for Klein Krimmel Self Storage to set up shop. Today, the facility spans 89,200 rentable square feet with 509 units, including climate-controlled drive-up and double-door drive-up units. The property also boasts RV and boat enclosures and office suites with attached warehouse space.

Developed in two phases, the project owes its success to strong partnerships. RCM Services led architectural and construction efforts, while Janus delivered a high-end hallway system. Although shifting marketplace dynamics and a few usual suspects (material, labor, and permitting challenges) led to some development delays, the team powered through, delivering a Class-A facility.

Managed by The Jenkins Organization under the Premium Spaces brand, the facility features modern amenities, such as OpenTech CIA access control, SiteLink management software, and AAA Box locks. The clean, red brick and stucco façade and low-maintenance landscaping beckon walk-ins; its location by a bustling school and Aldi makes it ripe for community engagement and grassroots marketing.
