The 2026 Top Operators

verall, the U.S. economy experienced unspectacular growth in 2026, with inflation hovering around 3 percent and a mostly cautious Federal Reserve interest rate environment. The housing market has been slowly thawing as mortgage rates stabilize, but people aren’t moving as freely as they once did. Instead of purchasing larger homes, people are opting to store their excess clutter to free up space within their current homes. This lack of movement has fueled longer tenancy at self-storage facilities, which is good for occupancy stability. Rentals rates and new development, on the other hand, have both faced downward pressure due to excess inventory, especially in high-growth markets within the Sun Belt region.

To reach financial goals, some self-storage companies pursued economies of scale through strategic alliances. For instance, Public Storage acquired National Storage Affiliates (NSA) in an all-stock deal valued at approximately $10.5 billion. The merger added more than 1,000 properties, 550,000 units, and roughly 69 million rentable square feet to Public Storage’s portfolio across 37 states and Puerto Rico. Less than two months after that transaction was completed, the REIT acquired the 68-property Public Storage Canada portfolio for approximately $1.2 billion (about $1.67 billion CAD). It totaled 5.3 million rentable square feet within the key markets of Toronto, Vancouver, Montreal, Calgary, and Ottawa. After three consecutive years in second place, these two major wins pushed Public Storage back into the No. 1 spot as the world’s largest self-storage operator.

Dropping down to second is Extra Space Storage, which reported a total of more than 241 million net rentable square feet (NRSF). Since the 2025 Top Operators survey was completed, Extra Space has added approximately 17 million net rentable square feet to its management portfolio, retaining its crown as the largest third-party management company in the industry. In fact, it manages nearly four times as much NRSF as it owns.

Still in third place is CubeSmart with almost 106 million NRSF in its portfolio. CubeSmart manages around 9 million more net rentable square feet than it owns; it has the second-largest third-party management portfolio with 57.5 million NRSF. At 30 million NRSF, Public Storage’s third-party management portfolio remains the fourth largest by NRSF.

With the addition of approximately 10 million NRSF, U-Haul International managed to hold onto fourth place again in 2026. Then, moving up in the ranks to take over NSA’s coveted No. 5 spot is Storage Asset Management (SAM) with almost 40 million NRSF across 657 properties; SAM added roughly 2 million NRSF to its portfolio since last year.

SmartStop Self Storage, which became a publicly traded company in 2025, is now in sixth place, while Storage Rentals of America (SROA) and StorageMart have each moved up two places to No. 7 and No. 8, respectively. Rounding out the top 10 are Prime Group Holdings and Merit Hill Capital.

Unlike last year, none of the 18 newcomers to the list ranked within the top 25. The highest-ranking novice to the list is Storage Star Management at No. 26. Its portfolio totals 9.1 million NRSF. Another noteworthy addition is Legacy Self Storage Management at No. 49. This third-party management company was founded in 2026; a portion of its portfolio was managed by TNT Self Storage Management (No. 77) in 2025.

On the following pages, we present the 2026 Top Operators. As in the past, this list of 100 operators is compiled solely from information submitted in MSM’s annual Top Operators survey and ranked by total net rentable square feet. Please note: Self-storage facilities that are owned and managed by the same company are only tallied in the “Facilities Owned” section of the table. International facilities are included in the grand totals but not listed within the table; that data can be found in MSM’s Top Operators kit.
